Water Mill Barn Renovation
Water Mill Barn

reflections
When our clients discovered this 1690s English barn, they fell in love with its bone structure—the hand-pegged oak, the generous proportions, the quiet authority of a building that knew exactly what it was. The challenge was introducing a modern program into a structure with strong opinions.
The old barn received a new kitchen and pantry, carefully camouflaged behind oak cabinetry along a strict line. A two-color palette—white and brown—dissolves into the original fabric. Dormers and new doors flood the formerly dark bedrooms with light and cross ventilation. A new East Wing, connected through an airy sunroom that serves as the heart of the home, adds an art studio, two bedrooms, and two baths. Handmade terracotta tiles flow from interior to reclaimed brick patios outside, honoring imperfection and the hand. Every material choice was an investigation: lasting, sustainable, and honest. The old barn does not want clutter or color—and we listened.
At ZTC Architecture, we specialize in adaptive renovations that honor the character of historic structures while thoughtfully integrating the demands of modern living.
