Gardners Addition and Renovation
Gardners

reflections
The Gardners project is a carefully considered addition and renovation that required navigating a complex set of zoning conditions from the outset. From there, the design was organized around a strong central axis—a clear organizing spine that runs from the covered porch at the front of the house, through the family and dining rooms, and out to the rear pergola, terrace, and pool beyond. It is a line that gives the house its sense of direction, aligning every major interior space into a coherent and unified whole.
Open stairs connect all levels through a double-height volume in the family and dining rooms—a soaring space that pulls light through the house. A wheelchair accessible bedroom with an adjacent aide’s room, a lower-level rec room, and a roof observation deck with hot tub and water views—all worked carefully within the zoning envelope—round out a house that is as thoughtfully planned as it is generous to live in.
At ZTC Architecture, we take pride in finding opportunity within constraint—turning multifaceted zoning complexity and layered family needs into homes that feel effortless to inhabit.
